The minimum down payment depends on the home's purchase price. For homes up to $500,000, the minimum is 5%. For the portion between $500,000 and $999,999, you will need 10% of that amount. If the home is $1 million or more, a 20% down payment is required. Keep in mind that any down payment less than 20% requires mortgage default insurance (CMHC). Beyond the down payment, it is also wise to set aside 1.5% to 3% of the purchase price for closing costs like land transfer taxes and legal fees.

What happens if there are other offers on a home I like?

In competitive markets, multiple offers are common. Typically, the seller sets a specific time to review all bids at once. This is often your one chance to put your best foot forward. We will strategize to make your offer stand out, whether through price, a flexible closing date, or clean conditions. I will stay in close contact with the listing agent to ensure your offer is presented in the strongest light, giving you the best possible chance to secure the home.

Should I get a home inspection?

Home inspections allow you to scrutinize the details of a property and save you from unpleasant surprises. Depending on market conditions, most offers include an inspection condition, allowing you to perform due diligence with a professional. An inspector will check critical systems including plumbing, electrical, the roof, and the foundation, and provide a detailed report summarizing the home’s true condition. Passing this period ensures that you know exactly what you are paying for before the sale becomes final.

How long do negotiations typically take?

We determine the price by analyzing a Comparative Market Analysis (CMA). This includes looking at recent sales of similar homes in your neighbourhood, current active listings, and broader market trends.Pricing is a balance: we want it high enough to maximize your return, but competitive enough to drive traffic and potentially spark multiple offers. We will review the data together to choose a strategic "sweet spot" that aligns with your goals and the current demand in the GTA.

What are the common closing costs for buyers?

As a rule of thumb, you should budget between 1.5% and 3% of the purchase price for closing costs. These are the final expenses due on your closing date. The largest portion is usually the Land Transfer Tax (which varies by municipality). Other common costs include legal fees for your lawyer to register the deed, title insurance to protect your ownership, and home insurance. You may also have "adjustments" to pay back the seller for any property taxes or utilities they prepaid beyond the closing day. I’ll help you estimate these early so there are no surprises on move-in day.

Once a seller signs and accepts your offer, it becomes a legally binding contract. However, most offers include a conditional period, usually 5 to 7 days, for tasks like a home inspection or securing financing. If a condition cannot be met during this time, you can typically withdraw from the deal and have your deposit returned. If your offer is "firm" (has no conditions) and the seller accepts, you are legally committed to the purchase. I will ensure you fully understand the implications of every offer we submit before we hit "send."
